Insurance is the only line in your DSCR denominator that can move materially between the number you underwrite and the policy you actually bind. This worksheet finds the premium at which the deal stops working, while you can still walk.

Most investors size a rental on the seller's tax bill and a placeholder premium, then bind the real policy weeks later at a number nobody modeled. In reassessment counties and hard insurance markets, that single gap is large enough to take a file from qualifying to declined with nothing else about the deal having changed.
The worksheet gives you the number to check against before you are committed. If you want the full argument and the underwriting mechanics behind it, read our companion piece on how insurance and PITIA are underwritten in 2026.
Already have the property in front of you? Send the address, the FICO and the rent, and we will size it.
